Researching just the right property demands time and energy, knowledge of the sector and needs to be able to define criteria

speak four languages, French, Italian, Spanish and English. My client base is international, and includes many diverse profiles. I offer consulting services directly relating to their present and future life style, their priorities and their budget.

My initial experience and training has been significantly enhanced through continuing education in the commercial and legal areas of real estate. My ongoing knowledge of the market and its players, the state of the art tools that I use and have created, my active listening skills and the mutual trust that I foster with each of my clients, permits me to succeed on each mission that I accept.

I am mandated to research personal and professional properties in any sector, organize pre-visits, and research the necessary information to give you a clear base for decision-making and negotiation. I work with you from the initial project concept to the signature.

My Role:

I only work with a limited number of clients at one time to assure personal availability and service, efficiency and satisfaction. Real estate hunting is a custom service that cannot be done on an industrial scale. Your search becomes mine.

It is for that reason that I work uniquely on an exclusive contract basis. You can be entirely released from your property search so that you can dedicate your time to other pressing activities. There is no interference on the leads I discover for you. Due to our exclusive contract, I am authorized to contact owners or professionals on your behalf.

Client places are limited.  When a client closes, signs or completes his/her project, I can then add other clients. You are assured my full attention during your entire project.

I take the time to fully understand your research and your needs before accepting my mission with you. I dedicate my energy and my time. What is important is the exchange between us – reactivity is essential to success. Please remember that I am paid when success happens. I don’t participate in real estate tourism.

I must be efficient and that is in your interest.

How does this happen ?

A meeting, exchanges by telephone or, if you are not nearby, or email allows me to evaluate your criteria, analyze your project, evaluate your financing and understand your objectives. After you have received the information relative to your contract, it will be formalized in a pre-contract. Once the pre-contract is clear, we sign an exclusive mandate that clearly defines the terms of the mission, our respective obligations and responsibilities, and my fee, that is at your charge. Your payment for my service is due when the mission is complete and closed according to the contract conditions (Please read “fees” below). I accompany you through the entire buying or selling process and upon demand; I can go beyond (please see My Personal Assistant (MPA) services in the Menu)

When can I have the keys? How do I transfer my services? I’m selling my home that is located 500 kms from Montpellier and buying an apartment here. How do I do that? Fees Interface Patrimoine

It is more or less equivalent to that which would be collected by a so-called «classic» real estate agent (no regular fees). This remuneration and its terms are therefore identified and accepted in advance, in complete transparency.

It is not additional to that of another real estate professional who may intervene in the transaction, unless the agency’s inter-firm firms refuse. In this case, the fees are reduced by 60% and are added to those of the agency.

As for any real estate agent, the remuneration is due to individuals only in the event that the assignment is carried out and established, that is, in general, on the day on which the authentic instrument is signed and in all cases, the lifting of all conditions precedent.

This remuneration is clearly defined at the signing of the research mandate, according to a flat rate (up to a certain purchase amount) per price band, in order to avoid any conflict of interest during the negotiation.

A LITTLE REMINDER ABOUT THE WORK OF A REAL ESTATE HUNTER:

He must notably:

-Hold a professional transaction card  delivered by the administration 

-Have an active Professional Civil Responsibility Insurance Policy

-Hold a written mandate

-Cannot receive any payment or expenses before the completion of his/her mission, if an individual entrusts it to him..
